This stylish Howick development was designed to enable buyers to get into the market, in a cost-effective way, all while still purchasing a well-thought-out house. The design offers three bedrooms, two bathrooms, a smaller room for an office, with an open-plan living and dining area.

The design is affordable for purchase at 120 m2 and has enabled buyers to invest in a quality home with upmarket specifications and a great area. The houses have fantastic views from the bedrooms, as the property is on the ridge line of Bradbury Road, with the end house boasting 270-degree views of Auckland from Rangitoto to the Waitakere Ranges.

This modern development is situated on the cusp of Howick and Buckland’s Beach and was intended for first home buyers and investors as an opportunity to buy in Howick. It was designed to be built on a sloping site, all while capturing the magnificent views the suburb has to offer.

Development Challenges & Features.

Designing a development on the slope always will have challenges, the site is also quite Narrow for a standard development, this meant we had to make use of both the front and rear of each house to meet planning requirements of outdoor space and outlook areas. The site did not have access to storm water, and neighbours’ approval was required before purchasing the property during the Due Diligence process. The slope always makes it challenging, though we have made good use of retaining walls and created nice private gardens spaces with good planting and landscape designs. The bedrooms all have nice urban outlooks and make use of the slope, so you don’t feel boxed in. The Rear property was designed with living upstairs to make use of the Auckland city views.

This project was designed and built for long-term investment. The section size is 450m2 and the design maximised the amount of useable space on the site. In order to boost the rental yield, this 117m2 three-bedroom, two-bathroom home incorporates a small family room off the lounge as well as a separate guest toilet. The house is in brick cladding to ensure low maintenance of this two-storey home.

The project was designed solely as an investment property, to comply with the new tax rules in New Zealand.

Development Challenges & Features:

There were several challenges with infrastructure to the existing property and upgrade of both wastewater and storm water systems. The Development design worked well as we were able to create a secondary car park on the development to take cars off the road, which will set these rental properties apart from the other new builds in the area.

On this subdivision, the properties were subdivided into 800m2 countryside living sections, with rural views. This development is centrally located in Patumahoue only minute's walk to all the community amenities, swimming pools, schools, and the village. The land was purchased with the option to complete one additional section.

The house designs were carefully selected in terms of size and style. The neighbouring subdivision consisted of large 220m2 homes so as to not compete these, our developments were set at 160m2. The internal designs ensured that all living areas were north facing and were all faced away from each other’s living area which created a private rural setting.
